Frasers Hospitality has opened Modena by Fraser Shenzhen, marking the group’s first entry into the premium rental apartment segment.
The refreshed brand targets young working professionals who value flexibility, connectivity and design-led living. Apartments feature transformable spaces shaped around the rhythms of everyday urban life.

Offering 325 keys in the city’s commercial core of Luohu District, Modena by Fraser Shenzhen offers a range of 31 sqm studios to 103 sqm two-bedroom apartments, equipped with kitchenettes, washer-dryers and complimentary WiFi access.
Each space is also allocated with a hobby zone that’s left open-ended to allow guests to make the space their own. Residents can also opt for units with flexible configurations that include transformable furniture or lofts.
A full-sized outdoor pickleball court was added to cater to the world’s fastest growing sport, on top of a gym, yoga studio, residents’ lounge, cafe and outdoor barbecue area.
Resident ambassadors can also be tapped to introduce a curated neighbourhood walks list which introduces guests to local experiences.
The property sits within Shennan 1001, a landmark mixed-use development comprising premium offices, retail and cultural spaces. MIXC Shenzhen, a major retail and dining hub, is an eight-minute drive away, while other nearby attractions include the Shenzhen Fairy Lake Botanical Garden, Diwang Tower Observation Deck, Luohu Art Museum and historic Chung Ying Street.
Guests are also in easy access to Hong Kong, via the nearby Luohu, Wenjindu and Liantang border crossings, a short drive to Luohu Port, and convenient links to the Shenzhen Metro’s Line 2 and Line 5 at the Huang Bei Ling station.
